What's New in Palm Beach Gardens This Summer 2026

For years, the daily errand map here has been simple. Publix, coffee, and dinner all lived on the same handful of corridors between Military Trail and the Intracoastal. If you lived west of the Turnpike, you drove east. That is the pattern that just broke.

Between late May and late July 2026, three separate parts of the city added enough retail and dining to shift where residents actually spend a Tuesday evening or a Sunday morning. The west side got its first grocery anchor. Downtown Gardens picked up a full-service sushi room. Alton kept building a nighttime layer that did not exist two years ago. None of these are announcements. They are open, or opening within days of this being written.

Publix Moved West on May 21

The single most consequential change is the one that sounds the most ordinary. Avenir's Town Center began phasing in with Publix on May 21, 2026, anchoring a roughly 200,000 square foot retail buildout along Northlake Boulevard west of Florida's Turnpike. The store sits at 12325 Northlake, with Publix Liquors adjacent and Walgreens rounding out the essentials in the same phase.

For residents in Coconut Boulevard-area neighborhoods and the newer communities inside Avenir itself, the practical effect is a fifteen-to-twenty minute round trip that used to be forty. For residents east of the Turnpike, the effect is different but real. Traffic patterns on Northlake during Sunday grocery hours have historically funneled everyone toward the Northlake and Military Trail intersection. A second full-service grocery west of the Turnpike changes that flow.

The tenant list that follows the grocery is what makes this more than a strip center. The initial phase, per the developer's construction update, includes:

Two names on that list matter more than the others for context. Taki Kappo Omakase is a genuine omakase concept in a corner of Palm Beach County where the closest comparable experience has been a drive to CityPlace or Worth Avenue. H&H Bagels is the New York wholesaler that supplies a large share of the city's bagel shops, opening a retail location west of the Turnpike before it opens one east of I-95.

Downtown Gardens Got a Sushi Room in Late July

While Avenir was ramping, the existing Downtown Palm Beach Gardens picked up its own new tenant. Phatboy Sushi Kitchen & Bar targeted a mid-to-late July 2026 opening at 11701 Lake Victoria Garden Ave, Suite 8102. Owners John and Nicole Maser told Business Debut this is the brand's seventh location and its first ground-up build.

The room seats about 80 inside plus 40 on the patio, with a full liquor bar and a menu that runs from sushi and hibachi to poke bowls and lunch combinations. The operating hours are worth noting for anyone who has watched Downtown Gardens go quiet on weeknights. The Masers scheduled Sunday through Thursday until 10:30 p.m. and Friday and Saturday until midnight, with all-day happy hour on Tuesdays and half-off lychee martinis on Martini Mondays.

That is a genuinely late close for the Downtown Gardens core. The center has had cocktail options, but a full kitchen running past 10 p.m. on a Wednesday changes what a weeknight dinner plan looks like inside the greenspace and carousel loop.

Alton's Nighttime Layer Filled In

The other quiet development is at Alton Town Center on Donald Ross Road. Lynora's, the family Italian anchor that has been there since the center opened, now shares a wall with Stanza Lounge, an intimate speakeasy-style cocktail room from restaurateur Angelo Abbenante that opened in December 2025 and has been building a following through the first half of 2026.

Stanza is not trying to be a restaurant. It is a 25-and-over cocktail room at 5320 Donald Ross Rd, Unit 132, with DJ sets nightly, a two-hour seating window, and an upscale-casual dress code. The point is what it does to Alton as a district. Dinner at Lynora's used to end when dinner at Lynora's ended. Now there is a next room, and it is inside the same building.

The shift at Alton is not that a new restaurant opened. It is that the center now has a second act after 9 p.m. that does not require getting back in the car.

The Two New Field of Greens Bookend the City

The health-food footprint expanded on both sides of the city in the same six weeks. Field of Greens opened two Palm Beach Gardens locations this spring, one at 5320 Donald Ross Rd (opened March 13) and one at 12485 Northlake Blvd (opened April 3). A third is on the Avenir tenant list. Chef Thomas Op't Holt's menu of colorful salads, cold-pressed juices, and plant-forward bowls now sits within a five-minute drive of most residential neighborhoods in the city.

That level of saturation is meaningful. When a category goes from one location to three inside a single ZIP code cluster in the same season, it is a signal about who the operators think has moved in and how they intend to eat lunch.

Sundays Still Belong to Military Trail

For all the westward pull, the Sunday morning routine has not moved. The Gardens GreenMarket is running its summer season every Sunday from 8 a.m. to 1 p.m. at the City Hall Municipal Campus, 10500 N. Military Trail, through September 27, 2026. The National Farmer's Market Week celebration falls on Sunday, August 2, and the main-season kickoff for the next cycle is Sunday, October 4.

The market is worth pairing with the rest of this map for one reason. It is the only weekly gathering in the city that already draws residents from both the east and west sides in equal measure. It sits, geographically and culturally, at the seam. When Avenir Town Center is fully open, the GreenMarket is likely to feel less like the default Sunday morning and more like a deliberate choice between two options. That is a healthier problem for a city to have than the one it had a year ago.

What the Map Actually Looks Like Now

If you drew a line down the Turnpike and asked, three years ago, where a resident of Palm Beach Gardens ate dinner on a random Wednesday, the honest answer was PGA Boulevard, Downtown Gardens, or Alton. Everything west of the Turnpike was residential and quiet. The full-service dining you might want lived in a corridor about six miles long on the east side of the city.

That corridor is not shrinking. It is being complemented. The summer of 2026 is when Palm Beach Gardens starts functioning as a two-node city, with a west anchor at Northlake and Coconut and an east anchor along PGA Boulevard and Donald Ross Road. Residents who are used to routing every errand toward Military Trail are about to have to think about it. Residents who chose Avenir precisely because they wanted the newer inventory are about to stop having to leave it for basic conveniences.
